1. Company Information

Syros Key operates as a boutique concierge and hospitality coordination company, legally established as
Syros Key O.E., under Greek law, with registered seat in Syros, Greece.

Syros Key provides planning, coordination, recommendation and facilitation services related to hospitality experiences.

Syros Key is not a travel agency, tour operator, accommodation provider or transport operator, and does not create or sell
package travel services as defined by EU Directive (EU) 2015/2302.

2. Nature of Services

Syros Key acts exclusively as an intermediary and coordinator, connecting clients with independent third-party service providers, including but not limited to:

• accommodation owners and hotels
• restaurants and beach clubs
• experience and activity operators
• transport providers
• yacht and boat operators
• chefs, guides and cultural specialists

Syros Key does not own, operate or control any third-party services.

3. Acceptance of Terms

By:

• submitting a request,
• engaging in communication,
• confirming a plan,
• or proceeding with any payment,

the client confirms that they have read, understood and accepted these Terms & Conditions in full, including the
Cancellation, Payment & No-Show Policy, which forms an integral part of these Terms.

4. Fees & Payments

Clients may be charged:

• a concierge service fee payable to Syros Key, covering planning, coordination, communication and on-island support,
• third-party service costs, payable either directly to providers or collected by Syros Key on behalf of providers, where agreed.

All fees are communicated in advance.

5. Role & Limitation of Liability

Syros Key:

• does not guarantee availability, outcomes or satisfaction,
• is not responsible for acts, omissions, negligence or misconduct of third-party providers,
• is not liable for delays, cancellations, injuries, losses or damages caused by third-party services or force majeure events.

Any dispute related to service execution must be addressed directly with the relevant provider.

6. Client Responsibilities

Clients are responsible for:

• providing accurate personal and travel information,
• complying with provider terms and local laws,
• attending confirmed services on time,
• holding appropriate insurance where applicable.

7. Cancellation, Payment & No-Show Policy

Concierge Fee — Payment Structure

• 50% of the concierge fee is payable upon confirmation of the proposed plan and commencement of planning.
• The remaining 50% is payable five (5) days prior to arrival.

Concierge Fee — Cancellation Terms

• The initial 50% concierge fee is non-refundable, as it covers work already performed.
• The remaining 50% becomes payable five days prior to arrival and is non-refundable once charged.

In the event of full or partial trip cancellation, the concierge fee remains applicable, independent of third-party services.

Third-Party Services — Deposit, Cancellation & No-Show Policy

Accommodation, experiences, transfers, dining reservations and activities are delivered by independent third-party partners.

• A 30% deposit is required to secure reservations.
• The deposit is fully refundable up to twenty-one (21) days prior to arrival.
• Cancellations within twenty-one (21) days of arrival are subject to the individual cancellation policy of the respective provider.

No-Show Policy

• No refunds will be issued for the affected service.
• This applies to both deposits and any amounts paid toward third-party services.

Payments Collected on Behalf of Providers

• such payments are received on behalf of the service provider,
• refund eligibility follows the provider’s cancellation and no-show policies,
• Syros Key facilitates coordination but does not control refund decisions.

Changes & Last-Minute Requests

• Changes are subject to availability.
• Last-minute modifications may incur additional fees.
• Availability cannot be guaranteed.

Force Majeure

Syros Key shall not be held responsible for cancellations, no-shows or changes resulting from events beyond reasonable control,
including but not limited to weather conditions, transportation disruptions, government restrictions and natural events.

8. Intellectual Property

All content, branding, text and materials on this website are the intellectual property of Syros Key and may not be reproduced
without written consent.

9. Governing Law & Jurisdiction

These Terms & Conditions are governed by Greek law.
Any disputes shall be subject to the exclusive jurisdiction of the competent courts of Greece.
